In 2010 we were invited to provide our services to a major plc to assist in a review of their contingent liabilities following the insolvency of a company that had previously been a subsidiary. As the original tenant on hundreds of leases that were still running, the potential contingent liability for rent, rates, service charge and dilapidations on all of these properties was significant. We worked as part of a team to analyse the potential liabilities, undertake inspections, develop strategies for each property, instruct local letting agents and where appropriate negotiate exit strategies with landlords to minimise our client's liability. The project involved reviewing and consolidating large amounts of documentation, settng up reports and undertaking national inspections at short notice. The project ensured that the client was well informed about their potential liabilities to enable them to allocate appropriate funds and report to their shareholders.
By adopting a proactive approach to the management of each property the clients liability was greatly reduced.
