Petersen Associates were appointed to put in place a service charge management regime for a large mixed use office and industrial business park in the South West, where service charge accounting had not been completed for several service charge periods. We worked with our client to undertake a full review of expenditure incurred, completed the reconciliations and undertook negotiations with tenants and freehold occupiers to recover the back charges, whilst impletmenting a regime going forwards that enabled the estate to be managed in accordance with the RICS Service Charge Code.
This project has involved a great deal of diplomacy to recover historic costs that have been incurred, whilst working to maintain relationships with all occupiers. The project has been phased to prevent too great a financial impact on occupiers and almost all amounts due have now been recovered successfully and without challenge. The estate is now operating with a detailed annual service charge budget, with occupiers receiving regular reports and actual to budgeted expenditure.
